Step 5: Get the Word Out

Research shows more than 87 percent of today’s homebuyers begin their search online before they ever contact an agent. That’s one main reason why brokerages that have a robust online presence are growing, while traditional brokerages unwilling to evolve are fading fast. So what’s contributing to this sea change? Quite simply: Generations X and Y. Just over half of all first-time homebuyers today are between the ages of 25 and 40. These Web-savvy millennials know what they want in a home, and they want to work with someone who understands their needs. But the reality is that many traditionally high-performing agents don’t have the technology know-how or the connections to reach this new wave of home buyers who are willing to pay top dollar.

We do. We understand how this generation of buyers thinks because we are part of it. As more and more people move to Austin from California, the Midwest, Florida and beyond, they will look to the Web first to find their new home. If you want to get the best price for your property, you can’t afford not to work with a company that understands the online marketplace. We promise to always be at the forefront of technological advances in the real estate industry, seeking new ways to communicate with our clients and improving the process for both buyer and seller.

Austin Rising believes in market saturation and putting our resources where they matter. The National Association of Realtors published a report showing where buyers search for homes. Each home, and area requires, a unique marketing plan. When we meet with you, we will choose the best combination from the marketing tactics below to reach your target homebuyer.

Internet. 87% of people find their home on the internet. We believe, hands down, this is the single best investment we can make when it comes to marketing your property. With echo-boomers (children of baby boomers) reaching the start of their home buying years, we can probably say that 96% of people ages 25-40 use the internet to search for homes.

We understand technology and know what websites we need to put your home on to reach the largest demographic of homebuyers. We can provide you the list of the 30+  (and growing) websites if you’d like, but we’re more about keeping it simple.

Real Estate Agent. 85% of people find their home through their real estate agent. Because real estate is such a high touch transaction, the majority of people feel more comfortable working with a Realtor. In real estate, there are four types of buyers: Serious-in a hurry, serious-not in a hurry, investors, and looky lous. Both of the serious buyers, whether in a hurry or not, use a Realtor because they either have a lack of time or or are searching for a specific type of property. Either way, the buyers that are the most serious and pay the most are going to work with Realtors.

Yard Signs. 62% of people find their home from driving by a home and seeing a yard sign. People like to surround themselves with people they know and feel comfortable with. When a neighbor drives by a sign, they automatically think of friends or family that could potentially move in.

Open Houses. 48% of buyers find their home from visiting an open house. In order for an open house to be successful, a property has to fit a specific criteria. Location and price are determining factors on whether an open ho use is a success. If either of these two are off, all you get are looky lou neighbors being nosey.

Media Advertising. 47% of people find their home from media advertising. This covers newspapers, home books or a magazine. This method targets an older demographic that is less inclined to use the internet. If the home has a higher price point or is in a niche type community, this method works.

Direct Mail Campaign. This method works to get the word out with neighbors. Picking 200 addresses near your home usually works best.

Keeping it Simple. Austin Rising will sit down with you and come up with a marketing campaign to reach your target demographic.
