Imagine Your Perfect Home. Do you see yourself living downtown in a high-rise? Maybe in a single family home in a neighborhood close to Austin’s urban core? Maybe you’re looking to live closer to the Hill Country? What about buying a duplex where you live in one side and rent out the other? Every buyer has has a picture of their perfect home. Start by grabbing a pen and paper, and write down all of things that would make your ideal property. Once you have your property type, it’s time to think about where this property is located. Are you searching for your home by zip code, school district, area, or subdivision? Not too sure? Search our map, learn about the schools, or see where a neighborhood is located. We recommend you write down your top five must-have features in a house. This will help you stay focused on what you’re looking for during your search. When you meet with your agent for the first time, make sure to share this with them. Whatever your lifestyle is, Austin Rising can help you find your perfect home.

Scout the Neighborhood. Before you start touring homes, it’s important to drive the neighborhoods to confirm these are areas you are comfortable with. Realtors are notorious for making areas sounds amazing on paper and online, but these areas may not meet your expectations when you actually drive through them. Here are a few suggestions for scouting out a neighborhood:

Just like getting married or settling down with a partner, you’re also bunkering down with their family. Finding your perfect home is no different. Talk to neighbors in that area and ask what they think about the neighborhood.

Drive through the neighborhood at different times of the day, during the week, and on the weekends. These are all important since the neighborhood takes on a different personality at different times of the day and week.

Check out yards, cars, how well others take care of their homes, and how they are painted. Even if you don’t want to talk to the neighbors, this will tell you a lot about a neighborhood.

Look for things like access to major thoroughfares, highways, and shopping. Listen for noise created by commerce, roads, railways, public areas, and schools.

Check with local police, fire, and school officials to find information about the area.

Refine Your Criteria and Schedule a Tour. Once you have been pre-approved, determined what you’re looking for in a home, and finalized the areas and/or neighborhoods you would like to live in, it’s time to schedule a tour. As you tour homes it is important to take notes, give feed back, and re-evaluate your criteria along the way. If you’re looking at homes you thought might fit your criteria and they don’t, please notify your agent. We want our motivation to match your motivation. So it is important we are showing you homes that do fit your criteria.
